Bid and complete

Common questions
Are bank auction properties really cheaper than market price?
Usually, yes. Reserve prices are typically set 10–30% below circle or market valuation, and properties that fail earlier rounds are re-auctioned at reduced reserves. Discounts of 30–50% happen, but always verify condition, dues, and title before treating the discount as real.
What is EMD and do I get it back if I lose?
EMD (earnest money deposit) is usually 5–10% of the reserve price, paid to participate. If you don't win the auction, the bank refunds it, generally within a few working days. If you win and fail to pay the balance on time, the EMD is forfeited.
What is the difference between symbolic and physical possession?
Physical possession means the bank actually holds the property and can hand it over. Symbolic possession means the borrower may still occupy it, and you may need a DM/CMM order for eviction after purchase. First-time buyers should prefer physical possession.
